Washington Parish Real Estate: Bogalusa, Franklinton, acreage and schools
A local brokerage’s guide to living, buying and selling in Washington Parish, north of the Northshore along the Mississippi line.
Washington Parish is pine country: rolling land, farms, timber and small towns, about an hour north of New Orleans and a short drive from Covington and Folsom. Buyers come here for acreage, horse and hunting land, and lower prices than the Northshore. It was formed from St. Tammany Parish in 1819 and still shares close ties with it.

Public schools
Washington Parish has two public school systems. Bogalusa City Schools serves students in Ward 4, which includes the City of Bogalusa and some nearby areas. The Washington Parish School System serves the rest of the parish. The exact address decides which system and school applies.
- Find the zoned school with our School Zone tool, then confirm with the correct district.
- See official performance data on the Louisiana School Finder. Louisiana changed its grading formula for 2026, so compare schools using the same year.
Buying land and rural homes
- Confirm access and boundaries. Order a survey and make sure the property has legal road access.
- Check water and septic. Most rural homes use a private well and septic system; inspect both.
- Ask about timber, mineral and hunting rights and any leases that convey with the land.
- Plan your financing. Land and rural homes may need different loan types; talk with a lender early. See Buyer Programs and VA Loans in Louisiana.
Flood zones and flood insurance
Much of the parish sits on higher ground than the coast, but land along the Pearl River, the Bogue Chitto River and creeks can be in high-risk flood zones. Check the address with our Flood Zone tool or the FEMA Flood Map Service Center, and get quotes during your inspection period. See Flood Insurance Costs in Louisiana.
Property taxes, homestead and permits
Louisiana assesses homes at 10% of fair market value, then applies local millage. On your primary residence, the homestead exemption removes the first $7,500 of assessed value, which is the first $75,000 of market value. Apply with the Washington Parish Assessor’s Office after you close; learn more in Louisiana Homestead Exemption and Property Taxes. Homes inside Bogalusa, Franklinton, Angie or Varnado get permits from that municipality; unincorporated areas go through Washington Parish Government.
