Public schools

Livingston Parish Public Schools runs the public schools across the parish. The zoned school depends on the exact address. Louisiana changed its grading formula for 2026, so compare schools using the same year.

A note on how we talk about schools. We give you the official sources so you can judge schools for yourself. Fair housing laws mean we don’t steer buyers toward or away from neighborhoods, and we’ll help you search wherever you choose.

Flood zones and flood insurance

The August 2016 flood damaged a large share of homes in Livingston Parish, including many outside FEMA’s high-risk zones. Flood history matters here as much as the flood zone.

  1. Look up the FEMA flood zone with our Flood Zone tool or the FEMA Flood Map Service Center.
  2. Ask whether the home flooded in 2016 or since, and what was repaired or raised. The seller’s Property Disclosure Document covers known flooding.
  3. Ask for the elevation certificate and get flood and homeowners quotes during your inspection period. See Flood Insurance Costs in Louisiana.

See how a nearby city handles it in our Denham Springs guide.

Property taxes, homestead and permits

Louisiana assesses homes at 10% of fair market value, then applies local millage. On your primary residence, the homestead exemption removes the first $7,500 of assessed value, which is the first $75,000 of market value. Apply with the Livingston Parish Assessor’s Office after you close; learn more in Louisiana Homestead Exemption and Property Taxes.

Homes inside Denham Springs, Walker, Livingston, Albany, Springfield, Killian, French Settlement or Port Vincent get permits from that municipality. Unincorporated areas, including Watson, go through Livingston Parish Government. Ask about elevation and fill requirements before you build.
