Ascension Parish Real Estate: Gonzales, Prairieville, St. Amant, schools and flood zones

A local brokerage’s guide to living, buying and selling in Ascension Parish, between Baton Rouge and New Orleans.

By Ulysses A. Barnes, Jr., Broker, Melrose Group Realty • Reviewed November 2026

Ascension Parish is part of the Baton Rouge metro area and has been one of Louisiana’s fastest-growing parishes for decades. Buyers come for new construction in Prairieville and Gonzales, industrial jobs along the river, and I-10 access in both directions. Most of the growth is in unincorporated areas, so parish government handles much of the permitting.

Public schools

Ascension Public Schools runs the public schools across the parish. The zoned school depends on the exact address, and zones can change as the parish grows. Find it with our School Zone tool, confirm with the district, and see official performance data on the Louisiana School Finder. Louisiana changed its grading formula for 2026, so compare schools using the same year.

A note on how we talk about schools. We give you the official sources so you can judge schools for yourself. Fair housing laws mean we don’t steer buyers toward or away from neighborhoods, and we’ll help you search wherever you choose.

Flood zones and flood insurance

The Amite River, Bayou Manchac and their tributaries shape flood risk in eastern Ascension. The August 2016 flood hit parts of the parish, including St. Amant, Galvez and Prairieville. Check every address, and ask about drainage plans for new subdivisions.

  1. Look up the FEMA flood zone with our Flood Zone tool or the FEMA Flood Map Service Center.
  2. Ask about the home’s flood history and the elevation certificate. For new construction, ask the builder about elevation and drainage.
  3. Get flood and homeowners quotes during your inspection period. See Flood Insurance Costs in Louisiana.

Property taxes, homestead and permits

Louisiana assesses homes at 10% of fair market value, then applies local millage. On your primary residence, the homestead exemption removes the first $7,500 of assessed value, which is the first $75,000 of market value. Apply with the Ascension Parish Assessor’s Office after you close; learn more in Louisiana Homestead Exemption and Property Taxes.

Homes inside Gonzales, Donaldsonville or Sorrento get permits from that municipality. Unincorporated areas, including Prairieville, St. Amant and Geismar, go through Ascension Parish Government. Ask about fill, elevation and drainage rules before you build.
