Lacombe is an unincorporated community in St. Tammany Parish, set along Bayou Lacombe between Mandeville and Slidell. Living in Lacombe
Lacombe has a rural, outdoorsy character and a strong sense of community history.
- Big Branch Marsh National Wildlife Refuge. More than 18,000 acres of marsh, cypress-tupelo forest and pine savannah, with the Bayou Lacombe Visitor Center, boat launches, paddling and birding.
- Bayou Lacombe. The bayou winds through the community toward Lake Pontchartrain, and some homes have water access.
- The Tammany Trace. The paved trail passes through Lacombe on its way between Mandeville and Slidell.
- Room to breathe. Large lots, acreage and wooded properties are common, with everyday shopping a short drive away in Mandeville or Slidell.
Areas and home styles to know
Because Lacombe is unincorporated, St. Tammany Parish handles zoning, permitting and most services. Properties vary widely, from subdivision homes to acreage and bayou-front land, so the details of each lot matter more than the ZIP code.
Bayou-side homes
Homes on or near Bayou Lacombe. Check elevation, flood insurance, bulkheads, docks and permits for any structure on the water.
Subdivisions off Hwy 190 & 434
Established neighborhoods and newer subdivisions on wooded lots, many with HOAs.
Rural Lacombe
Homes on acreage and land for building. Confirm survey, septic, well, wetlands and flood zone early.
Near I-12
Newer construction with quick interstate access. Ask about elevation, drainage plans and builder warranties.
Getting around
U.S. Highway 190 runs east and west through Lacombe, connecting to Mandeville and the Causeway to the west and Slidell to the east. Highway 434 reaches north to I-12, which puts Covington, Slidell, New Orleans via I-10 and the Mississippi Gulf Coast within an easy drive.
Buying a home in Lacombe
- Get pre-approved first. A lender pre-approval sets your real budget and makes your offer stronger. Use our payment calculator to include taxes and insurance.
- Check flood zone and insurance early. Look up any Lacombe address with our Flood Zone tool and get flood and homeowners quotes during your inspection period, not after closing.
- Confirm the school attendance zone yourself. Zones are set by St. Tammany Parish Public Schools and can change. Use our School Zone tool and confirm with the district.
- Write a clean Louisiana offer. In Louisiana the good-faith money is called a deposit. Your agent will walk you through the inspection and due diligence period, the seller’s Property Disclosure Document and the act of sale.
- Close and file your homestead exemption. After you close on your primary residence, apply for the homestead exemption with the St. Tammany Parish Assessor’s Office.
Selling a home in Lacombe
Lacombe buyers are often looking for land, privacy or water access. Pricing has to reflect lot size, usable high ground, any wetlands and flood characteristics. Sellers with a recent survey, elevation certificate and septic and well records ready are a step ahead.
- Know your number. Start with a free home estimate built from recent nearby sales, not an automated guess.
- Gather your paperwork. Elevation certificate, flood and wind insurance declarations, roof age, permits and any warranties. Buyers on the Northshore ask for these first.
- Prepare and price to the market. We map out repairs worth doing, staging, photography and a launch plan. Download the free Seller Success Guide.
- Compare your options. Most sellers list traditionally. If you need speed or certainty, ask about Cash Options, if your property qualifies, alongside a traditional listing plan.
