Single-family rentals, duplexes, fourplexes and small multifamily. Underwritten with Louisiana insurance, flood and tax realities in mind.

By Ulysses A. Barnes, Jr., Broker, Melrose Group Realty • Reviewed October 2026

Investment property in Louisiana rewards careful numbers. Insurance, flood risk and property taxes can swing a deal more here than in many states. Melrose Group Realty works with investors buying and selling single-family rentals, duplexes, fourplexes and small multifamily properties across the Northshore and Greater New Orleans.

Run the numbers the Louisiana way

  1. Insurance first. Get homeowners or landlord, wind and flood quotes before you finalize an offer. In Southeast Louisiana these can be among the largest expenses.
  2. Flood zone and elevation. Check every address with our Flood Zone tool and ask for elevation certificates and claims history.
  3. Property taxes. Investment properties do not receive the homestead exemption, so review taxes without it.
  4. Leases and rent roll. Review current leases, deposits, rent history and any concessions. Confirm what transfers at the act of sale.
  5. Condition and capital needs. Roof, HVAC, plumbing and electrical. Budget reserves for capital repairs, not just monthly maintenance.

Property types we work with

  • Single-family rentals
  • Duplexes, triplexes and fourplexes
  • Small multifamily buildings
  • Residential lots and fix-and-hold properties
Tax and legal questions: We are not tax advisors or attorneys. For 1031 exchanges, entity structure and lease law, work with a qualified intermediary, CPA or Louisiana attorney. We coordinate with them so the transaction runs smoothly.

Frequently asked questions

Does Melrose Group Realty help buy multifamily property in Louisiana?

Yes. We help investors buy and sell duplexes, fourplexes, small multifamily and single-family rentals across Southeast Louisiana, starting in St. Tammany Parish and Greater New Orleans.

Do you offer property management?

No. Melrose Group Realty helps owners lease their properties by finding and placing qualified tenants, but we do not provide ongoing property management. We are happy to discuss options for management.

What should I review before buying a rental property in Louisiana?

Current leases and rent roll, operating expenses, insurance including flood and wind, property taxes, condition and deferred maintenance, flood zone and elevation, and local zoning or short-term rental rules.

Can I do a 1031 exchange on a Louisiana property?

Investment real estate may qualify for a Section 1031 like-kind exchange. The rules and deadlines are strict, so work with a qualified intermediary and tax professional before you sell.

How do I sell my rental property?

We start with a valuation based on comparable sales and the property’s income, then plan for tenant notice and showing rules under the current leases, and market to both investors and owner-occupants when that fits.
